What is the price of the
Kingdom 320 mentorship program?

At Kingdom 320, we don’t have a one-size-fits-all solution. We have a variety of options, all at different price points. On your call, we will ask you a series of questions to determine which pathway would best suit your needs.

We are not the cheapest option by any means, but as my dad always told me, you get what you pay for. Our coaching staff is made up of the top 1% of real estate investors; every one of our coaches has done a minimum of 30 real estate transactions, and some of them have done thousands. You will be learning from the best in the industry.

What’s the time commitment?

Your time commitment will depend on your specific goals, and also the pathway that you wish to pursue.

For example, if you plan on deal-finding (finding good deals, and passing them off to other investors for a profit), then you will want to budget 10-15 hours per week towards finding deals and making offers. 

On the other hand, if you want to jump right into our passive income pathway, we have done-for-you options that take virtually no time on your part.

It is important to keep in mind that people generally make time for what’s important to them. If you're waiting for the perfect time, the truth is that time will probably never come. The world is changed by people who make the time.

What if I don’t have any
real estate experience?

Kingdom 320 Real Estate Mentorship is for people at all different levels of experience. We have introductory training for people who have zero real estate experience, and we have more advanced training for people who have real estate businesses and want to scale and automate them.

All of our coaching and mentorship is customized based on what’s best for the individual client. So if this is your first rodeo, don’t stress! We are here to take you by the hand and show you the ropes. All that we would need from you is a commitment to take action, and get uncomfortable.

Learning something new is always going to come with fear and uncertainty. Our most successful students are not the ones with the most experience, but rather the ones who have the courage to move forward in the face of fear. Growth happens outside of your comfort zone.

What if the market crashes?

It doesn’t as much matter what the market is doing, it matters more what we are doing in the market. There are ways to make money in any market. As a matter of fact, more millionaires are created in recessions than in any other time.
Jumping into real estate without knowing what you’re doing is risky. But as education increases, risk decreases. The most important thing you can do is to educate yourself on how to navigate changing market conditions.
I learned this lesson the hard way. When I first started out in real estate, I jumped in without mentorship, and when the market crashed in ‘08 I lost everything because I didn’t know how to adapt my approach. When I was $8.4 million in debt, I borrowed $30k and hired a coach to teach me how to be successful in any market. That was the best investment I ever made.

How much money can I expect to make within the first year of the program?

Your results will depend on your goals and the action you take. One of the cool things about real estate is that it’s just math.

One of the first things we’ll do with a new student is reverse engineer your specific goals to determine what action you need to be taking on a daily/weekly/monthly basis in order to achieve them.

For example, we have found that in my business, for every 20 leads that I generate, I will make 10 offers, and will get 1 deal. The average dealfinding profit that I have seen is roughly $15k per deal.

So if you told me that your goal was to make $15k a month, then we would just reverse engineer that. Every month you would need to generate 20 leads and make 10 offers. If you had a more aggressive goal of $30k per month, then you would just double those inputs.

Do you accept everyone?

What are the risks associated with investing in Real Estate?

There are always going to be risks associated with starting a business. If your risk tolerance is zero, that’s okay, business ownership just may not be the best idea for you.

That being said, the Bible says to “be wise as serpents, and innocent as doves.” There are always ways to mitigate risk and protect what God has given us to steward.

DealFinding is a great start for new investors because you are never taking ownership of a property so your liability is very minimal. Also because you’re not actually buying the property, you don’t have any cash on the line if the deal falls through.

Also, as education increases, risk decreases. When I started in Real Estate I did not have a mentor, and when the market crashed I lost everything. Since then, I have educated myself on how to be successful in any market.

Another way to protect yourself is to have an LLC, set up the right way. The primary purpose of an LLC is to shield your personal assets from people who may want to take advantage of you. That being said, LLCs are not created equal - some states offer minimal protection, and others are like fort knox. We will teach you how to set up an LLC the right way, in the right state.

What can I expect from my call with Kingdom 320?

Do I live in a good state for real estate investing?

Like I’ve said before, it doesn’t matter what the market is doing, it matters what you’re doing in the market.

Someone who lives in Manhattan is going to take a different approach than someone living in rural Texas. That’s why our coaching is customized to the individual.

We also teach remote investment strategies. For example, if you live in Manhattan but want to invest in Texas, we will show how to run a remote real estate business from the comfort of your home.

Can I do this if I am a realtor?

Absolutely! Being a real estate agent will come with many advantages. 

Most of our coaching staff, including myself, are EXP realtors. There are two things I would recommend for realtors:

1. Only wear one hat at a time. Don’t mix your role as an agent with your role as an investor.

2. You should disclose that you are a realtor in your contracts. This would look something like this: “I am a licensed real estate agent in X state, but I am not acting in that capacity.”

Can I do this if I am not a realtor?

Of course. Most of our new students are not licensed real estate agents.

Being a realtor is certainly something that we would encourage down the road, but you do not need a real estate license to be a real estate investor.

What is DealFinding?

DealFinding is essentially when you find good deals, and pass them off to other investors for a ‘DealFinder Profit.’

DealFinding is the pathway that we recommend for new investors, as it is our lowest risk pathway and it doesn’t require raising any money or using your credit. It is also the quickest path to success, as an average deal should only take a few hours start to finish.

Active investors love buying contracts from DealFinders because it means they can focus their time on flipping houses, and they don’t have to worry about going out and finding deals.

How do you find deals?

We teach all different strategies when it comes to finding deals. There are free options and there are paid options. If you’re just getting started we recommend you get your first few deals using the free options, and then re-invest into the paid marketing strategies.

An LLC - When you begin to buy property, we recommend that you set up an LLC to shield yourself and your family from liability. This is something we will walk you though.

Miscellaneous expenses - If you don’t have access to the internet or a phone, those are things that you would need to set up in order to operate your business.

The best time to buy real estate is 10 years ago, the second best time is RIGHT NOW, and the worst time is ‘some day in the future.’

Real estate is a scarce, appreciating asset. Rather than trying to time the market perfectly, the best thing you can do is get your foot in the door and start investing now.

There are different strategies that we teach based on the temperature of the market, but for me the answer is always to begin taking action now. Too many people are waiting for the ‘perfect time,’ but the perfect time often will never come.
